Browse live seller listings

Homeowners post their property directly — address is masked until you win, but you see ZIP, estimated value, target commission, bedrooms, bathrooms, square footage, and seller notes. Filter by ZIP and price range to find your fit.

Submit a proposal

Open a listing and submit your bid: your commission rate, a marketing plan, a short pitch, your bio, headshot, and marketing highlights. A live payout preview shows your gross commission, the referral fee, and your net — before you submit.

The seller reviews & chooses

Sellers see all proposals side by side — commission, marketing plan, pitch, and agent stats. They accept the one that fits. No pay-per-lead, no bidding wars on price alone — the best proposal wins.

Contact is unlocked

When your proposal is accepted, the seller's phone and email are released to you, and your phone/email are shown to the seller. Every release is time-stamped and logged. From that moment a 12-month protection period applies: if that homeowner's property sells with you (or anyone at your brokerage) inside that window, the referral fee is owed — whether or not the deal is recorded here.

Referral fee at settlement

You report every outcome in your Deals & Fees tab — closed, under contract, or did not sell. Reporting is required by the partner terms. When you report a closing we calculate the fee from the rate you bid and issue an invoice. Because referral compensation is paid broker-to-broker, the fee is settled through your brokerage to Samson Properties — by check or through the payment link on the invoice. Payment is due within ten business days of settlement.

How commissions & referral fees work

The seller sets a target commission when they post their property. You bid the commission rate you'll actually charge — that's your listing-side commission at closing. From that gross commission, a referral fee is owed for the introduction — that's how the marketplace earns its keep for making the match. Because referral compensation must flow through licensed brokers, the fee is paid broker-to-broker to Samson Properties at settlement. The higher your commission, the higher the referral fee tier:

Example — $750,000 sale at 2.0% commission

Gross listing-side commission: $750,000 × 2.0% = $15,000

Referral fee (15% tier): $15,000 × 15% = $2,250

Net to your brokerage: $12,750

The referral fee is calculated on your gross listing-side commission, not the sale price. It is paid broker-to-broker to Samson Properties within ten business days of closing.

After acceptance — you run the transaction

Once your proposal is accepted and contact is exchanged, everything happens directly between you and the seller — scheduling, the VAR listing agreement, showings, negotiation, and closing. VA Home Connect doesn't insert itself into your transaction. The referral fee is simply settled at closing through your Deals & Fees invoice.
